Premises: Thanet Bowls Club
Address: Montefiore Avenue, Ramsgate, CT11 8BD
Assessment Date: 17/6/2026
Assessor: Steven Smith
Review Date: Annual or following any significant change in water supply or usage thereof.
1. Description of Water Systems
The premises comprise:
A clubhouse supplied directly from the mains water supply.
Kitchen and bar facilities with hot and cold water outlets.
Toilet/changing facilities with wash hand basins urinals and WC cisterns.
A separate mains-fed irrigation/sprinkler system used for watering the green.
A 5000lt tank of mains fed water is used to enhance water pressure for watering in chemicals applied to the green. The contents are used regularly throughout the year.
No cooling towers, evaporative condensers, spa pools, showers, or stored water tanks.
2. Persons at Risk
Club members
Visitors and spectators
Contractors carrying out maintenance at the club
Particular consideration should be given to older persons and those with weakened immune systems.
3. Risk Assessment
Hazard | Risk Level | Existing Controls | Further Action Required |
|---|---|---|---|
Stagnation in infrequently used taps | Low | Regularly used year round | No additional action required |
Hot water temperatures insufficient to control bacteria | Low | Water supplied from mains-fed water heater | Maintain hot water at suitable temperatures (minimum 50°C at outlets where practicable) |
Cold water warming above 20°C | Low | Direct mains supply, no storage tanks | Monitor if issues arise. i.e. if cold water taps are delivering warm water |
Toilet cisterns and wash basins | Low | Regular use and cleaning | No additional action required |
Kitchen/bar outlets | Low | Frequently used | No additional action required |
Irrigation/sprinkler system | Low-Medium | Separate system frequently used outdoors | Inspect annually for leaks. Flush after any extended period of nil usage |
5000lt storage tank enhances water pressure for chemical application to green | Low-Medium | Separate system frequently used outdoors | Inspect annually for leaks. Flush after any extended period of nil usage |
Dead legs or redundant pipework | Low | None known | Remove any redundant pipework if identified |
4. Control Measures
Flush all water outlets for at least two minutes once per week should they no longer be used regularly.
Flush the irrigation/sprinkler system after any prolonged period of no usage.
Avoid stagnation by regular usage, tank is sealed.
Maintain water heaters in accordance with manufacturer’s instructions.
Keep records of inspections, flushing and maintenance.
Any pipework found to be a dead leg (unused) to be removed.
Report and repair leaks promptly.
Review this assessment annually or after alterations to the water system.
5. Assessment Conclusion
The risk of exposure to Legionella bacteria at the clubhouse is assessed as Low, due to the direct mains water supply, absence of stored water systems, and limited aerosol-generating equipment. The risk can be adequately controlled through routine flushing of infrequently used outlets, basic maintenance, and annual review of this assessment.
